LYND’s acquisition of Royal Oaks at Westchase is resulting in an eye-grabbing transformation. Located at 11212 Westpark Drive, Royal Oaks of Westchase is one of three recent acquisitions by Lynd Acquisitions Group (LAG), a San Antonio-based real estate investment firm. A national multifamily management firm, LYND purchased the property early spring and began a rebrand to Apex at Royal Oaks. The property has 282 units, from 1 to 3 bedrooms.
LAG immediately invested $5 million modernizing all amenities. Plans include top to bottom upgrades with new flooring throughout each unit, new cabinetry, plumbing, stainless steel appliances, LED lighting, Nest thermostats, and USB charging stations. New AC units are part of the package. Fresh paint in shades of grey replaced the former cream exterior color on the property.
“The improvements represent approximately $12,000 per unit bringing the interiors in line with new construction by adding hard-surface quartz countertops and ceramic tile backsplashes in the kitchens, as well as quartz countertops in the bathroom,” said Tammie Juarez, property manager for Apex at Royal Oaks. She estimates another six months to fully complete the renovations.
A Resident Social Lounge
Apex reimagined its clubhouse and grand lobby, creating space that is robust with natural light and boasts high ceilings. A complimentary Starbucks Coffee Bar with a catering kitchen is in the works. Residents can enjoy a large entertainment room with foosball, billiards table and shuffleboard accented by comfortable chairs.
Apex’s wellness amenities reflect 21st-century technology giving residents access to virtual, on-demand fitness classes. “Residents will see the latest in state-of-the-art fitness with a large wall-mounted flat panel TV with Wellbeats virtual fitness training,“ said Juarez. Wellbeats is an on-demand fitness provider that delivers fitness classes. An Echelon Smart Connect Bike gives residents the same machines found in a high-end fitness center.
LYND boosted outdoor amenities with new swimming pool furniture. Canine residents will approve of a spacious dog park on natural grass in a secluded portion of the property.
Making it easy for future residents
To accommodate potential residents who work long hours and have tight schedules, Apex recently rolled out Timeless Tours whereby an applicant can take a tour of a model after hours on their own time without the assistance of an onsite team member. “This allows for visits when we are not open,” said Juarez. The tour is booked online via Apex’s website. After completing the information form, a unique code is generated to allow the prospective resident to enter the model home. “We are the only management company in Houston offering this service,” said Juarez.
